TCI Insider Atlas Series / Sold by Drew / The Buyer Assessment
Twenty four questions, about three minutes. Or the sixteen question express.
Turks and Caicos is not one market. It is eight inhabited islands, and on Providenciales alone Grace Bay, Long Bay, Leeward, Turtle Tail and Chalk Sound are different propositions with different water, different economics and different buyers, and most people arrive having read about all of them at once. This runs through the questions I would ask you across a coffee, then tells you what I would actually be looking at with your brief, which areas I would start in, and which ones I would leave alone.
Someone has sent you this to answer alongside them. Work through it yourself, and your results page will show where the two of you agree and where you do not.
You do not have to be buying. The second question asks how close to a decision you actually are, and a browsing answer changes what you get at the end rather than disqualifying you.

Start hereA property type, three areas I would start in, the areas I would avoid at your budget, and written commentary on the trade I would make.
Nobody knows their own brief in the abstract. It is easier to say what you want to see from the terrace than to rank six objectives.

Lens one
Six dimensions, scored from your answers. The top two are the ones worth protecting in a negotiation. The bottom two are where you can afford to give something up, and where most buyers waste money instead.

In order. This is where I would spend your first two days on island, and it is filtered for {{ budgetLabel }} rather than for the island in general.

Lens four
Most of the wasted time in this market is spent looking at things that were never going to work. These are the ones I would rule out for you now, and the reason why.

Next step
The scorecard says what to buy and where to start. The next part is the detail inside it: the features that decide a purchase, from the beach to the strata, sorted into must haves, deal breakers and everything in between. Do it on your own, or with the person you are buying with, and see where you agree and where you clash.
About six minutes each, or two for the express. Price is left out on purpose.
For the record
Everything above is built on these. If any of them are wrong, the answer changes, so it is worth a look.
Since you asked
You said Providenciales for now but wanted to know what else is out there. Everything above still stands. This is the other half of the answer.

Private and branded cays
Whole cays and private island residences trade almost entirely off-market, on relationships rather than listings, and availability changes month to month. Anything I published here would be wrong within a fortnight, and confidentiality is usually part of the instruction.
So this one is a conversation. Tell me the scale and the use, and I will tell you what is quietly available and what it really costs to run.

That is the second document, and it is the one that matters. I write it by hand for your brief and send it within twenty four hours.
You said you are not close to a decision, so treat this as reading material rather than a step towards anything. I will send it, and then leave you alone until you come back. No call, no sequence.

{{ fitHeadline }} / {{ budgetLabel }} / written by hand, sent within twenty four hours
Roughly a third of what sells here at this level never reaches a public listing, so the shortlist is usually longer than the one you can find yourself.
I write every one of these myself. No call unless you ask for one, no automated sequence, and if the first report is not useful, say so and I will stop there.

Gold is you, teal is them. Differences on water, privacy and rental intent are the ones that cost money later, because they cannot be resolved by compromising on a house. Settle those two before you start viewing.
For context
Most people arrive at Turks and Caicos having also looked somewhere else, so it is worth being straight about the trade. What this market has is the water, no annual property tax, no income or capital gains tax, the US dollar, and direct flights from a long list of American cities. What it does not have is scale. Inventory is small, and in any given month the right house at your budget may simply not exist.
Broad strokes only, and tax and licensing rules change. Confirm anything you intend to rely on with counsel in the relevant jurisdiction.
{{ m.why }}
If one of those fits your brief better than this one does, I would rather tell you now than sell you a house here. Ask me and I will say so.

Deciding with someone else?
Send them this exact scorecard, or send them a link that has them answer it themselves. The second one comes back showing where the two of you disagree, which is usually the more useful conversation.
